Zoning scares a lot of consultant companies. It doesn’t scare us!
Your options to find out about zoning for a parcel of commercial real estate are usually limited to one of the following:
1) Pay a few hundred bucks to get a zoning report from a company you’ve never heard. This company operates in a different time zone than your subject parcel and knows nothing about local land use. The zoning report you receive simply regurgitates municipal code and ordinances. It can’t help you make decisions or plans.
2) Ask a land surveyor or title company for analysis of zoning code and have them turn you down because “zoning isn’t their thing”.
